Our client is a well-established and expanding property developer delivering high-quality residential developments across Waterford and the South-East region. With several new housing schemes commencing, they are seeking an experienced Site Manager to oversee on-site delivery.

This is an excellent opportunity to join a developer with a strong regional presence and a solid project pipeline.


The Site Manager will take full responsibility for managing day-to-day site operations, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.
You will coordinate subcontractors, manage site teams, and ensure efficient progression of works from groundworks through to completion and handover.

• Manage all on-site activities from site set-up through to final handover
• Coordinate subcontractors and ensure works are delivered in line with programme
• Maintain strict adherence to Health & Safety standards
• Monitor quality control and ensure high finishing standards
• Liaise with the Project Manager and Commercial team on progress and costs
• Conduct site meetings and toolbox talks
• Manage materials, plant, and site logistics
• Ensure compliance with Irish building regulations and BCAR processes
• Oversee snagging, testing, commissioning, and client handover

• 5+ years’ experience as a Site Manager or Senior Foreman
• Strong residential construction background (housing/apartments)
• Proven record of delivering projects to completion
• Trade background or third-level qualification in Construction Management or similar
• Strong knowledge of Irish building regulations and H&S legislation
• Excellent organisational and leadership skills
• Ability to manage multiple subcontractor packages

• Experience working directly for a developer
• Experience delivering multi-unit residential schemes
• Familiarity with Waterford / South-East construction market
• Strong finishing and quality-focused mindset
