An established residential developer is seeking an experienced Senior Quantity Surveyor to join its growing commercial team. This is an excellent opportunity for an ambitious commercial professional who is looking to take the next step in their career, with a clear pathway into a Commercial Manager position.
 
Working closely with senior management, you'll play a key role in the commercial delivery of high-quality residential developments while gaining increased responsibility and exposure to the wider commercial function. The role is ideally suited to someone who enjoys taking ownership, influencing commercial decisions, and developing into a leadership position.
 
The Role
As Senior Quantity Surveyor, you will be responsible for the commercial management of residential construction projects from inception through to final account. You will work collaboratively with project teams to ensure commercial objectives are achieved while maintaining strong relationships with subcontractors, consultants, and clients.
 
Key responsibilities will include:

• Managing all commercial aspects of multiple residential construction projects.
• Preparing cost plans, budgets and financial forecasts.
• Procuring subcontractor packages, including tender analysis, negotiations and appointment.
• Managing subcontractor accounts, valuations, variations and final accounts.
• Preparing monthly cost reports, cash flow forecasts and commercial updates for senior management.
• Identifying commercial risks and implementing mitigation strategies.
• Monitoring project costs against budgets and ensuring commercial performance targets are achieved.
• Reviewing contract documentation and ensuring contractual compliance throughout the project lifecycle.
• Working closely with site management and design teams to identify value engineering opportunities and improve project profitability.
• Preparing and agreeing interim valuations and final accounts.
• Supporting the development of commercial processes and contributing to continuous improvement initiatives.
• Mentoring junior members of the commercial team where appropriate.

 
The successful candidate will have:

• A degree in Quantity Surveying or a related construction discipline.
• Proven experience as a Senior Quantity Surveyor, ideally within residential construction.
• Strong commercial and contractual knowledge, with experience administering standard forms of contract.
• Excellent negotiation, communication and stakeholder management skills.
• The ability to manage multiple priorities while maintaining a high level of commercial accuracy.
• A proactive approach with strong problem solving and decision making abilities.
• The ambition and leadership potential to progress into a Commercial Manager role.
