Quantity Surveyor

An established and growing residential construction and development business based in Limerick is seeking an experienced Quantity Surveyor to join its commercial team.

The successful candidate will play a key role in managing the commercial and financial aspects of residential development projects, working closely with the project management, construction and development teams to ensure projects are delivered efficiently, within budget and to the required quality standards.
This is an excellent opportunity for a commercially focused Quantity Surveyor to join a growing business with a strong pipeline of residential projects across the region and further afield.

Key Responsibilities
  • Manage the commercial and contractual aspects of residential construction projects from pre-construction through to completion.
  • Prepare and maintain detailed cost plans, budgets, forecasts and financial reports.
  • Manage procurement and tendering processes for subcontractors and suppliers.
  • Prepare, review and negotiate subcontract packages and agreements.
  • Monitor project costs, expenditure and cash flow against approved budgets.
  • Manage interim valuations, payment applications and final accounts.
  • Assess and manage variations, claims and commercial changes throughout the project lifecycle.
  • Produce regular cost reports and provide accurate commercial information to senior management.
  • Liaise with clients, consultants, subcontractors, suppliers and project teams to resolve commercial and contractual matters.
  • Monitor project progress and identify potential commercial risks and opportunities.
  • Ensure contractual and commercial documentation is maintained accurately and efficiently.
  • Support the project team with cost advice, value engineering and procurement strategies.
  • Assist with the preparation of budgets and feasibility assessments for future residential developments.
  • Contribute to the successful handover and close-out of projects, including agreement of final accounts.
Candidate Requirements
  • Degree or equivalent qualification in Quantity Surveying, Construction Economics or a related discipline.
  • Proven experience working as a Quantity Surveyor within the construction industry.
  • Previous experience in residential construction or housing development would be highly advantageous.
  • Strong understanding of construction costs, procurement, contracts and commercial management.
  • Experience managing subcontractor packages, valuations, variations and final accounts.
  • Excellent numerical, analytical and problem-solving skills.
  • Strong commercial awareness with excellent attention to detail.
  • Confident communicator with the ability to build effective relationships with project teams and external stakeholders.
  • Strong organisational and time-management skills with the ability to manage multiple priorities.
  • Proficiency in Microsoft Office, particularly Excel; experience with relevant QS/construction software is advantageous.
  • Full clean driving licence is desirable.
