Our client is a well-capitalised and expanding property developer with a strong pipeline of residential and mixed-use developments across Cork and the wider Munster region. With multiple large-scale schemes underway and further phases in planning, they are seeking an experienced Contracts Director to lead project delivery across the portfolio.
This is a key strategic hire with full responsibility for construction operations.
The Contracts Director will oversee all construction activity across multiple developments, ensuring projects are delivered safely, on programme, within budget, and to the highest quality standards.
This role requires a commercially astute and operationally strong leader capable of managing senior site teams, driving performance, and contributing to the overall growth strategy of the business.
- Operational Leadership
- Oversee multiple live residential and mixed-use developments
- Lead Contracts Managers, Project Managers, and Site Teams
- Ensure projects are delivered in line with agreed programme milestones
- Drive build quality and finishing standards across all sites
- Work closely with Commercial Director and QS teams to protect margins
- Review budgets, cost reports, and cash flow projections
- Manage contractual risk and procurement strategy
- Contribute to value engineering and cost control initiatives
- Support land acquisition and pre-construction planning reviews
- Provide buildability advice during design stages
- Contribute to overall company growth strategy
- Strengthen relationships with consultants, funders, and key stakeholders
- Ensure strict compliance with Health & Safety legislation
- Oversee quality management systems
- Maintain full compliance with Irish building regulations and statutory requirements
- 15+ years’ experience in construction project delivery
- Proven experience as a Contracts Director / Senior Contracts Manager
- Strong background in residential and/or mixed-use developments
- Experience working for a developer or main contractor delivering large residential schemes
- Strong commercial and contractual knowledge
- Excellent leadership and organisational skills
- Third-level qualification in Construction Management, Engineering, or related discipline
- Experience delivering multi-phase housing or apartment developments
- Strong knowledge of Cork and Munster construction market
- Track record of delivering high-volume residential schemes
- Chartered status or equivalent professional accreditation
